THE OPPORTUNITY

Habitat for Humanity of the Charlotte Region owned a 8.3-acre site in East Charlotte. Although the team had significant development experience in housing, it was their first time with plans to develop a larger community with various incomes targeted between 30%-140% AMI. They wanted help taking the right steps as a local non-profit developer, selecting a partner in the market with aligned values and goals . Give Impact immediately recognized the importance of collaborating with the right ____ in this corridor, who were committed to ensuring the community had an opportunity for equitable living on this beautiful site surrounding by two ponds.

With the goal of developing a mixed-income community, we helped them establish a partnership with a new minority developer group who can deliver high quality product, bring a creative lens to the mix of incomes and product type, and help identify creative resources. 

How We Served

  • Conducted strategic planning sessions with the Habitat team to determine the parameters of success for mixed income developments and community impact

  • Created a process for local parties to express interest in participation in the land development (Request for Interest aka “RFI”)

  • Interviewed respondents and conduct Request for Proposal (RFP)

  • Negotiated MOU

  • Lead Bi-weekly Team Meetings with internal group and civil engineer.

  • Assisted in rezoning support
